Homestead Art Residence

New Residential Concept | 6,200 SqFt

Iowa City, IA

The Homestead Art Residence is a custom-built modern farmhouse near Iowa City, Iowa designed for two artists seeking a sustainable, creative, and enduring home. Through thoughtful architecture, prefabricated SIPs construction [Structurally Insulated Panel], and a gallery-like interior, the residence supports both artistic expression and harmonious living and aging with the land.

The Opportunity

Set on a quiet acreage just outside of town, this residence was envisioned as a contemporary interpretation of the rural farmhouse—designed to support the creative lifestyle of two local artists. The clients sought a long-term residence that could evolve with their personal and professional lives, blending everyday living with artistic production. The opportunity was to create a custom home that reflects their values of sustainability, functionality, and creative expression, while offering a timeless and adaptable environment rooted in the rural landscape.

The Solution

The architectural composition is defined by two gabled volumes clad in black vertical siding, each serving a distinct living purpose. One gable house utilitarian function such as parking, storage, and mechanical systems, while the other contains the primary living and gathering spaces. These volumes are connected by a low-sloped, pavilion-style structure clad in horizontal wooden nickel gap siding, acting as a central hub and transitional space.

Anchoring the home to its site is a white masonry plinth of Norman modular brick, which extends into the landscape to form landscape retaining walls and terraces that address the site’s dramatic 20-foot elevation change at the home site. A key design move was the intentionally created void between the gables, forming a welcoming entry sequence that scales down from full gable heights to a more intimate human scale. Within the sequence, then entry at the connector begins with nine-foot ceilings and gradually opens up, guiding visitors through a spatial progression that is both functional and poetic.

Natural daylight is introduced into the heart of the home through a carefully placed eyebrow and series of transom windows, enhancing interior ambiance and reducing reliance on artificial lighting. The structure is built using SIPs, a high-performance building system that provides superior insulation, energy efficiency, and building strength. This sustainable approach ensures long-term resilience against Iowa’s fluctuating weather conditions and rising energy costs, while contributing to the home’s clean, contemporary aesthetic.

The lower level includes guest accommodations, a secondary living room, and a spacious art studio—allowing the homeowners to create from the comfort of their own home.

The Impact

The Pavilion Farm Residence functions as a living gallery—one that celebrates creativity, connection, and place. Within its walls, art and architecture coexist, creating an ever-evolving environment that reflects the homeowners’ creative spirit and community. The minimal interiors allow both artwork and landscape to take center stage, turning everyday moments into curated experiences. Designed to support solitude and connection in equal measure, the home fosters reflection, gathering, and creative expression—offering a space where life and art continually inspire one another.
