BAC To The Hut is a creative adaptive reuse project in Dyersville, Iowa, transforming a former Pizza Hut into an intentionally designed, boutique accounting office. Through thoughtful design strategies, a clear branding palette, and a flexible layout, the renovation celebrates an architectural legacy of franchise architecture and supports present and evolving workplace needs. The result is a space that feels familiar yet fresh and welcoming; rooted in history and ready for the future.
The Opportunity
The project presented a unique opportunity to reimagine a recognizable yet underutilized building into a functional, welcoming, and brand-reflective workplace for a fast-growing accounting practice in BAC CPAs. Our friends sought a space that would support contemporary work habits while preserving the building’s iconic franchise branded features, like its trapezoidal windows and hut-shaped roof. This adaptive reuse effort allowed Form Function Studio to honor the Pizza Hut legacy [and memories], while crafting a clean, efficient, and inspiring environment.
The Solution
The design began by stripping the building down to its structural bones, exposing original framing and trusses, and celebrating the prestressed concrete floor system above. The hip roof—once a hallmark of the Pizza Hut brand—was re-shingled [for active sustainability strategies e.g. Solar Panels], insulated, and painted white to match the interior walls, adding a larger sense of scale and character to the open office environment and original eight-foot ceiling.
The material palette of concrete floors, warm wood undertones, and dark earthy poplar wood stains balance industrial simplicity with comfort. The “double-loaded corridor” organizes the space: private offices and workstations line the west; a kitchenette anchors the south, and the east side features an open-concept office, conference room, phone booth, and single-use bathrooms. Dedicated, custom built lockers allow employees to store personal items and choose their workspace daily, while a lounge and “hot desk” zone support casual and focused work. Working with the existing structure, and, existing low ceilings, interior transom glass was installed to help promote a “larger” sense of scale to the space.
“Pockets of experience” were created throughout the office to support collaboration, concentration, and relaxation. Circulation was carefully planned to ensure intuitive movement and clear sightlines, enhancing both employee comfort and client experience. Honest materials and preserved architectural elements reinforce the project’s commitment to sustainability and authenticity.
The Impact
BAC To The Hut now stands as a vibrant workplace rooted in legacy and transformed by design. What was once a nostalgic fast-casual pizza landmark has evolved into a refined, flexible office that supports the rhythms of a future-focused accounting team. The adaptive reuse approach preserved the building’s character while introducing thoughtful zones for collaboration, focus, and comfort. For our friends, the space has become more than a place to work—it’s a daily reminder of ingenuity, authenticity, and the impact, design can make to elevate the familiar into something truly inspiring.
